A proposed multi-used, seven-story hotel planned to be developed in the Coral Gables industrial district is moving forward with the approval of the city commission during Tuesday’s meeting.
The Avenue hotel project at 351 San Lorenzo Ave. would consist of 48 luxury units, 30,000 square feet of retail or commercial space on the ground floor, a breezeway and be the first hotel in Coral Gables to utilize up to 70 of 400 remote city-controlled parking spaces, which are located at the Shops at Merrick Park.
The project’s now-approved use of Transferable Development Rights (TDR) will also benefit the cost of preservation in the city, said Mario Garcia-Serra, who was representing the property’s owner San Lorenzo Property.
“The proceeds of the proposed TDR transaction will be utilized to help maintain the historic home of John Douglas, one of the city’s pioneers and the namesake of Douglas Road,” he said, “which is an important improvement in this area of the city. As we recall, this property was at one time a public works yard where legend says that the pond that was there would glow in the dark. Looking at what it is today, it’s a thriving area, and a hotel is a bit of a missing piece that isn’t in that puzzle right now and this would complete it.”
The approximately 11,000-square-foot hotel is set to have eight units on each level, of which one on each floor will be a residential unit and seven will be hotel rooms.
The Avenue is a project that is going to complement the city and fit perfectly in the area, Mayor Vince Lago said. “When you look at blocks in Paris and you look at blocks in Italy, this (The Avenue hotel) reminds me of a strip of a building in one of those epic cities. If we could do this everywhere, that would be the intent of remote parking.”
